Amsterdam's sensitivity to water management is well known. For developer Bouwinvest, this 2,100 m² housing scheme meant rethinking urban land use: the same surface had to serve as vehicle parking and stormwater management simultaneously, while earning credits toward a BREEAM Outstanding certification.
Grasscrete's water permeability can reach 300 mm per hour — against zero for conventional asphalt. The system slows rainfall, channels it into the soil, and recharges the water table. During Amsterdam's intense rainfall periods, this is one of the most effective ways to prevent combined sewer overflows.
The project qualified for a €40,000 subsidy from the municipality's green infrastructure incentive programme, bringing the developer's payback period down to six years.
